Project Engineer Job Description

As a project engineer at Queen Construction, you will work closely with the Project Managers and Superintendents pre to post construction. Project Engineers will know, understand, and maintain the plans, specifications and all other necessary documentation and details of the assigned project. They will lead by example, maintain a positive attitude, and work hard with all other project staff to bring the vision of the designers, architects, and home owners to life. As a Project Engineer you will be a leader in the various aspects of the building process from start to finish, ensuring the highest quality of work.

Specific responsibilities will include, but are not limited to:

• Documentation and budget control
• Create and maintain OAC meeting notes and documentation
• Create, process and maintain project document logs such as RFI’s, RFP’s, Transmittals, Submittals
• Create and maintain procurement, proposal, and correspondence logs
• Create and maintain plan logs
• Plan uploads, printing, dissemination to vendors and subcontractors
• Plan take-offs
• Subcontract administration
• Coordinate subcontractor bids and material pricing
• Review submittals and specifications
• Estimate and create owner and subcontractor change orders
• Develop and monitor project schedules
• Coordinate material deliveries and inventory
• Facilitate quality control measures
• Perform cost coding
• Perform forecasting
• Time card creation and review in coordination with project budget
• Correspond with governing agencies for project startup and closeout
• Run, review, and analyze Committed Cost Reports
• Field visits, photography, and as-built drawings
• Field survey layout for utility and excavation purposes
• Coordinate and monitor equipment mobilization, needs and use on project
• Coordinate project closeout
• CAD drafting and details as capable

Residential Manager Job Description

A residential manager will supervise and manage the day-to-day operations of the property, assisting in the overall upkeep and maintenance of the interior and exterior of the residence. Top priority for this position is to ensure that the physical buildings and improvements are maintained to the highest aesthetic and performance standards and that all Federal/State safety procedures are being met by employees/subcontractors. To be a successful residential manager, one should be highly organized, have a keen eye for detail, and be self-motivated to consistently identify preventative maintenance needs. Once Queen Construction completes construction of a new residence it is the goal of the Queen Residential Management Division to preserve our client’s high-end home in an immaculate state for years to come.

 

Job Responsibilities Include:

• Assist in managing, maintaining, and servicing building systems including but not limited to basic HVAC, lighting, electrical, and pool equipment and making recommendations for improvements.
• Willingness to be hands-on and fix small projects when needed.
• Managing all maintenance, repairs, and renovations of residence and property grounds.
• Ensuring that residence is maintained and all practical equipment is running smoothly.
• Creating estate manuals and ensuring the principal receives competitive quotes on any repairs.
• Order and maintain inventory of all necessary supplies and equipment.
• Acting as first point of contact for staff and contractors.
• Acting as first point of contact in case of emergency (i.e., alarm going off, pool leaking)
• Additional Property Management responsibilities as requested.
• Hospitality and service as needed upon request.

The ideal applicant will have:

• Experience in property management including the coordination of housekeeping, landscape plant knowledge, pool knowledge, general maintenance, and renovations.
• Great leadership and project management abilities.
• Excellent interpersonal and communication skills.
• Exceptional time management and multitasking abilities.
• Flexibility in scheduling with the willingness to work long hours and overtime as needed.
• The ability to be on call at all times, including evenings, weekends, and holidays.
• Must be comfortable working around children and pets.
• Must have experience working in high stress, fast-paced environments with the utmost discretion and confidentiality.
• Require little supervision and work well independently but also enjoy and excel at being part of a team.
